Rules and Regulations
Conditions of occupancy
The premises should be used only for residential purposes and occupied only by the resident and the residents’ family members or by the resident and co-resident.
Conditions of the Premises
The Resident should not commit, inflict, or permit any waste on the premises; nor should he/she use the premises for illegal purposes. Residents are responsible for proper disposal of waste.
The Resident should not behave, or allow family members or guests to behave in a way that interferes with the comfort, safety, health, welfare, or convenience of other residents.
- The Resident should not destroy, deface or damage any part of the apartment, common areas or community grounds.
- The Residents are responsible for any damage they or their family members inflict to the university apartments.
- The Resident should not reconstruct or modify plumbing, or critical systems.
- The Resident should not make any alteration to the premises. The Resident has to avoid painting and fitting out the premises with wallpaper or contact-paper.
Upon termination of the contract, the Resident should keep the premises in as a good condition as the day of check in.
- The Resident should pay for any damage beyond reasonable wear and tear of the premises or any cleaning or rubbish removal from the premises that the University deems necessary.
- The apartment will not be officially vacated until the keys are received by the University. The housing officer conducts inspection in the premises when they are vacated by the Resident.
- The University will deduct from the monthly salary by the termination of the contract (or from the deposit) the cost of any replacement, repaired work, or cleaning once the clearance is issued.
- University regulations prohibit the residents from possessing or storing any kind of weapon.
Rent
The payment of the apartment, depending on location and type, is directly deducted from the resident’s salary by the university payroll officer or sent to the hiring department as specified in the hiring contract. The Department of Housing is responsible for the apartment assignments and apartment change, processes the adjustments charges .
- For newly-hired faculty and staff, when applicable, an assigned apartment is available for the dates specified in the contract. No rent reimbursement is made for late check-in, or early check-out. Residents who wish to stay beyond the last day of the contract should pay for the appropriate rent per night based on the official rate ( For more information about the rates, please contact the Housing services in building 26)
- All AUI members, who do not live in AUI premises, may rent an apartment temporarily. Applicants should pay for the equivalent rent based on the official housing rates. Housing applications are processed based on availability and applicants’ preferences. For new faculty members with housing as part of their contract, larger apartments can be granted exceptionally in case of the unavailability of the requested type of apartment at no extra charge. Resident should sign a commitment form to the effect that if they choose to keep the same apartment when the requested one is available, then, they will be charged full rent
Liability
The University is not responsible for the loss of or damage to any personal property of the residents or their guests, unless it is proved that the damage is caused by the authorized university personnel. Residents are encouraged to insure their own personal property.
Keys
All residents will be issued keys on move-in day. In case of the loss of the key, the resident should immediately inform the housing officer in building 26 for a key/lock replacement. (Residents will be charged for lock and key replacement).Residents do not have the right to change the lock or duplicate the key.
Emergencies
In case of emergency (illness, injury, etc.) during the day, call the University Infirmary, Building 26, extension 2057; After 8.00 PM or during the weekend, call the emergency numbers 555 or 3333. The Housing officer on duty will be ready to help you.
Regulations
Smoking
Smoking is limited to individual residences only. All common areas, including hallways, and lounges and all other buildings on campus are non-smoking areas Smoking is prohibited in the following residential buildings: 28 and 30.
Guest Policy
While on-campus residents are allowed to host guests, overnight guests must, however, be authorized by the Vice President for Student Affairs. The University regulations do not allow faculty and staff to receive AUI students in their apartments or visit them in their rooms.
Alcohol and Drug policy
Possessions, consumption, distribution of alcoholic beverages or drugs are prohibited.
Animals
For health reasons, pets are not allowed in all residences.
Check-In
Once residents get the keys of their apartments, they are requested to check their apartments for any missing or damaged item. In such case, a Housing staff will be there to determine the nature and type of the damage. At check-in period, tenants will have to sign a Check-in Checklist on which they will log any missing or damaged item. It is very important for future residents to check this information before signing the form. The signature on this form is an acceptance of liability for the condition of the apartment as stated in the form.
Check-Out
When leaving the University Residence, residents are requested to contact Housing services to schedule a check-out time. At this pre-arranged time, the resident and the Housing Officer will inspect the apartment for damages and/or any discrepancies between the apartment’s condition at check-out and at the time of check-in.
Contract Termination
The University has the right to immediately terminate the contract of anyone who, in the judgment of the University, represents an imminent threat to the health or safety of University employees or other University constituents. The University may also terminate the lease at any time prior to the date the contract of termination takes place, by giving the resident a 30 day written notice thereof in the event of either of the following situations.
Abandonment
If the Resident abandons the premises, title to any personal property, belonging to resident and left on the premises shall be transferred to the University. The University shall have the right to remove and get rid of such belongings or may sell or donate them to charity.
Important clause
The University reserves the right to make further rules and regulations, as, in its judgment, may be necessary for the safety, care and the preservation of discipline. The residents should abide by such additional rules and regulations which are adopted.
