Rules and RegulationsEligibility All the university faculty and staff are eligible to reside in the apartments provided by the University either on campus or off-campus depending on availability and applicant’s preferences. The number of apartments is limited; thus, the assignment is attributed on “a first come first served” basis. However, the University reserves the right to give priority to faculty coming from abroad. Multiple-bedroom apartments may be shared with other residents of the same gender. Rent The payment of the apartment, depending on location and type, is directly deducted from the resident’s salary by the university payroll officer or sent to the hiring department as specified in the hiring contract. For double occupancies, co-residents are jointly responsible for the payment of the total monthly rent. Both residents should fill in and sign a commitment form. If one of the residents vacates the apartment for any reason, the remaining resident shall be responsible for the total monthly rent after fifteen (15) days, unless another eligible person of the same gender occupies the apartment. For newly-hired faculty and staff, where applicable, an assigned apartment is available for the dates specified in the contract. No rent reimbursement is made for late check-in, or early check-out. Residents who wish to stay beyond the last day of the contract should pay for the appropriate rent per night based on the official rate (see table of temporary Housing rates ) All AUI members, who do not live in AUI premises, may rent an apartment temporarily. Applicants should pay for the equivalent rent based on the official rate (see table of temporary Housing rates). Temporary tenants should bear utilities’ costs based on the reading of meters. University Housing includes both furnished and unfurnished apartments. Any resident who wishes to switch from a furnished apartment to an unfurnished apartment can only move to a non furnished apartment if it is available. Residents with housing as part of their contract must abide by the condition of the housing contract related to furniture. Housing applications are processed based on availability and applicants’ preferences. For new faculty with housing as part of their contract, larger apartments can be granted exceptionally in case of the unavailability of the requested type of apartment at no extra charge. Resident should sign a commitment form to the effect that if they choose to keep the same apartment when the requested one is available, then, they will be charged full rent Deposit The University asks the residents for a deposit before issuing the clearance by the termination of the Housing contract. Utility costs Residents in off campus area apartments are responsible for and shall pay promptly all water and electricity bills for the premises during the term of the contract (for residents benefiting from housing allowance) or during the renting period. Hot water bill is automatically subtracted from resident's salary by the University Payroll. Other utility costs (cold water and electricity) are paid by the university to the water and electricity companies. Bills are then transferred to tenants for payment at the business office. The cost of water heated at 60 degrees is 30 DH per cubic meter (1 000 liters). Each month, meters are read and the corresponding invoice sent to the Business Office. The University reserves the right to adjust these rates based on fuel prices and fuel consumption. Conditions of occupancy The premises should be used only for residential purposes and occupied only by the resident and the residents' family members or by the resident and co-resident. Conditions of the Premises The university shall provide the resident with furniture and appliances described in Off Campus Housing Brochure. The Resident should not commit, inflict, or permit any waste on the premises; nor should he/she use the premises for illegal purposes. The Resident should not behave, or allow family members or guests to behave in a way that interferes with the comfort, safety, health, welfare, or convenience of other residents. The Resident should not destroy, deface or damage any part of the apartment, common areas or community grounds. The Residents are responsible for any damage they or their family members inflict to the university apartments. The Resident should not reconstruct or modify plumbing, or critical systems. He/she is not allowed to change the code of a gas heater or water heater. The Resident should not make any alteration to the premises. The Resident has to avoid painting and fitting out the premises with wallpaper or contact-paper. Upon termination of the contract, the Resident should keep the premises in as a good condition as the day of check in. The Resident should pay for any damage beyond reasonable wear and tear of the premises or any cleaning or rubbish removal from the premises that the University deems necessary. The apartment will not be officially vacated until the keys are received by the University. The latter shall conduct inspection premises following vacation of premises by the Resident. The University may deduct from the monthly salary by the termination of the contract or from the deposit, once the clearance is issued, the cost of any replacement, repaired work, or cleaning. University regulations prohibit the residents from possessing or storing any kind of weapon. Playground The playground is designed for children aged between 3 and 12 years old. No supervision is provided in the playground. Children 8 years of age and younger must be accompanied by an adult (18 years of age or older) Dogs All dogs must be kept on a leash. No off-leash area is available at the residences. All dogs must be vaccinated and have a good temperament. Residents are not allowed to feed or leave food for stray cats in hallways. Environment The residents are requested to put their garbage in a sealed plastic bag and then put it out in the big green trash can. The metallic trash cans are exclusively used for chimney ashes, not for any other domestic trash. The residents should not use tree, grass or picnic tables for washing or drying personal belongings. The residents should always keep the premises in neat, clean, sanitary, and orderly condition. Maintenance The university is responsible for the following maintenance duties and will make sure that the work is done. Maintenance of the premises includes; plumbing, electricity, carpentry, masonry and painting. Maintenance of all common areas: Pest treatment in the premises and applicable common areas is done at least twice annually. Maintenance projects, renovation and redevelopment of the site take place whenever necessary. Access to Apartments The University or its authorized personnel have the right to enter the premises to perform ordinary maintenance or renovation. In such situations, The University shall provide residents with at least 24 hour notice. The notice is not applicable in case of emergency. An entry notice is left in whenever the housing or maintenance officer enters the apartment. Residents should make sure they keep their valuable belongings such as jewelry, travel checks, credit cards, airline tickets and cash in a safe place. Liability The university will not be held responsible for any damage/ loss that could happen to the residents’ property unless it is proved that the damage is caused by the university authorized personnel. Keys The residents do not have the right to change the keypad. If a resident loses his/her key, he/she should contact the Housing services for a key/lock replacement. (Residents will pay for the changed lock and key). Storage The University provides storage to residents for additional charges. Check-In Once residents get the keys of their apartments, they are requested to check their apartments for any missing or damaged item. In such case, a Housing staff will be there to determine the nature and type of the damage. At check-in period, tenants will have to sign a Check-in Checklist on which they will log any missing or damaged item. It is very important for future residents to check this information before signing the form. The signature on this form is an acceptance of liability for the condition of the apartment as stated in the form. Check-Out When leaving the University Residence, residents are requested to contact Housing services to schedule a check-out time. At this pre-arranged time, the resident and the Housing Officer will inspect the apartment for damage and/or any discrepancies between the apartment’s condition at check-out and at the time of check-in. In general, liability and damage assessment will be determined by the Housing Services along with Grounds and Maintenance Services. Payment should be made at the Business Office. Contract Termination The University may immediately terminate the contract of anyone who, in the judgment of the University, represents an imminent threat to the health or safety of University employees or other University constituents. The University may also terminate the lease at any time prior to the date lease ends by giving the resident a 30 day written notice thereof in the event of either of the following situations. Abandonment If the Resident abandons the premises, title to any personal property, belonging to resident and left on the premises shall be transferred to the University. The University shall have the right to remove and get rid of such belongings or may sell or donate them to charity. Hallways and Stairwells All common spaces (hallways, understairs) and areas around water and electricity meters must be free of all obstructions (bicycles, Gas cylinders and boxes). By keeping our understair areas free of all these, this will allow safe and easy access for Meter readers and our Maintenance technicans to intervene rapidly in case of emergencies. Underground car park Due to the limited number of underground spaces, parking requests are processed on First-come, first basis. Car park charges apply on a monthly basis: 200 dhs per / month... The University reserves the right to make further rules and regulations, as, in its judgment, may be necessary for the safety, care and the preservation of discipline. The residents should abide by such additional rules and regulations which are adopted.
